Suburban MetroWest New Construction Market in One Word – Exciting

MetroWest area (as defined by the MetroWest Daily News includes:  Ashland, Framingham, Holliston, Hopkinton, Hudson, Marlborough, Natick, Northborough, Southborough, Sudbury, Wayland, Westborough and Weston) continues to attract developers in Massachusetts who are looking for “new” residential construction development opportunities.

The MetroWest area of Massachusetts, long known for its bevy of terrific public school systems, beautiful homes, and close proximity to Boston via commuter rail or the Mass Pike, is now host to many exciting new residential properties. Sales stats for both single family and condominiums continue to be on the rise and days to offer continue to drop (less than 2 months on average) – showing a very active real estate market.

In Q1 2016, there were 463 single family home sales compared to 402 sales in Q1 2015, an increase of 15%. Average days to offer went down from 72 days to 57 days while average prices of single family homes remained fairly stable, partially due to 3 large sale transactions in Weston each above $4 million in Q1 2015.

Condos sales were up 20% in Q1 2016 to 194 sales from 162 sales in Q1 2015 . In addition, days to offer went down from 68 to 54 days, a drop of 12 days on average. Average sales price for condos from Q1 2015 went up about 7.5% from $350K to $376K.

Montage at Danforth Green (Framingham – Brendon Homes) Montage is located just two miles from the Mass Pike, commuter rail and neighboring Natick Mall, Wayland Town Center and Whole Foods.  Montage offers beautiful attached and detached condos/single family homes in Framingham, Massachusetts with prices ranging from high $400’s to mid $600’s. This development of 173 homes with a 10% affordable component is about 60% sold out and range from 1,621 to 2,564 square feet. They are selling about 7 homes a month on average so if you are interested in this community your time to act is now before they are all sold out.

River Trail Place (Wayland – Brendon Homes) River Trail Place was also designed by the national award-winning Brendon Homes and is a brand new Energy Star certified townhome condominium community in Wayland. With miles of scenic trails in the Conservation Land nearby, homes at River Trail Place are perfect for outdoorsy families who enjoy bike riding, hiking, and kayaking. Located just eighteen miles west of Boston and easily accessible from Route 128, it is no wonder why all 42 attached units are under agreement, with only a few remaining to close in the next couple of months.

Clark’s Hill Village (Framingham – Heritage Properties) Clarks’s Hill is one of the MetroWest area’s newer single family attached home communities. Clark’s Hill Village in Framingham is also conveniently located near trains, highways, and plenty of shopping. 20 out of 28 of these new units have already sold, all between $400,000 and $500,000 and 1,791 – 2,366 square feet. There will be a small affordable component to this project as well.

Summit Pointe (Holliston – Habitech Homes)  Summit Pointe is considered on the slightly more upscale side (starting prices mid $800’s) in Holliston, MA. Habitech Homes just broke ground on this Summit Pointe development in with single family homes available between 3,100 – 3,208 square feet and prices around $839,000 on average.  With only 16 newly constructed single family homes being offered they are sure to sell quickly. All of these homes come equipped with three car garages and paths to the conservation area.
